Real Estate Tip: LEED Certification and Energy Efficiency Part 2

In our last real estate tip, we reminded energy-conscious tenants that some rental spaces may have obtained LEED certification with few, if any, energy-efficiency points. If the owner built with energy efficiency in mind, ask the owner about enhanced commissioning. Although enhanced commissioning adds only two energy points in the present LEED rating system, it provides a wealth of information.
Enhanced commissioning tells you that:
  • The building personnel have been trained to operate energy-saving systems
  • The building is performing as designed (or not)
  • There is a systems operations manual to guide you on how to use the systems and space in the most energy-efficient manner
Are you an owner about to build a new building or start a major renovation? Consider following LEED’s guidance on commissioning and advanced commissioning even if you’re not seeking LEED certification.
