Cuyahoga County and 18 other Ohio counties recently completed the state-mandated six-year reappraisal of all real property in those counties. In Cuyahoga County, across all property types, values rose overall by an average of 10.1 percent. Home values rose by an average of 10.8 percent, and commercial and industrial properties saw an increase in value by an average of 8.7 percent.[1]

Each county has its own process for property owners to appeal their new proposed values. Cuyahoga County property owners who wish to appeal their proposed value may file a formal complaint with the Cuyahoga County Board of Revision from January 1, 2019 until April 1, 2019. For more information on Cuyahoga County’s formal complaint process, visit the Board of Revision website. Reappraisals were also conducted in other counties in Northeast Ohio, including Lake, Lorain, Portage, and Stark counties, which may have different deadlines and processes for complaints.[2]

Ulmer’s real estate attorneys have many years of combined experience representing both commercial and residential property owners in successfully appealing property tax valuations. We recommend reviewing your property valuation as soon as possible, as it may take some time to gather the necessary information to support your complaint, such as purchase documents and appraisals.
