You never want to wait until the last minute when filing a mechanics lien. A lot can go wrong, and you can never rely on the county recorder offices to record your documents. You may get the document there on time, but they may reject it for a valid or frivolous reason. It doesn't matter because you'll have no remedy. The county recorders are virtually immune from their own mistakes and negligence.
