Real property projects in the United States in which Japanese companies have particpated as lenders and owners aggregate over $100 billion by 1994. Most of that investment occurred between 1982 and 1992. It is estimated that probably half of these projects were sufficiently troubled by 1994 that some form of "restructure" of the transactions and loans thereon were necessary. The article explores the the relationship issues that influence business decisions central to resolving those challenges.
