Converting Apartments to Condos was hot in a strong real estate market. Now, converting Condos to Townhomes or Single Family is the hot trend to make properties more lender friendly. While many lenders require substantially higher loan to value ratios for condominium purchases, lenders finance purchases of fee simple real estate products much more freely. Traditional financing can often be found for not only single family but also for townhome product because of the fact that purchasers will actually own the ground under their unit. Additionally, there simply has not been the same level defaults in townhome communities as there have been in condominium projects.
