If you are a taxpayer in a handful of municipalities that received an extension to finalize their October 1, 2025 Grand List, you have until Friday, March 20, 2026 to file an appeal with your local Board of Assessment Appeals (BAA) to challenge your property’s tax assessment.

Municipalities with a March 20th deadline

Municipalities with a March 20, 2026 filing deadline include Meriden, Milford, New Britain, and Stratford to name a few. If you have real estate in one of these jurisdictions and disagree with your property tax assessment, there is still time to file your appeal.

Applications must be received by the municipality by the deadline. After you file your appeal, the BAA must notify you of the hearing date, time, and place no later than April 1, 2026.

Who can appeal a Property Tax Assessment?

Any property owner, or a lessee obligated to pay property taxes, who is aggrieved by an assessment may file an appeal with their local BAA.

How do you file a Property Tax Appeal?

BAA applications can be obtained from your local municipality, either electronically through their website or in person at your local assessor’s office. Depending on the municipality, completed applications may be filed by mail or electronically. Although application forms can vary from one municipality to the next, generally each must include the following:

  • the property owner’s name
  • the name and position of the person filing the appeal (e.g., owner, lessee, agent)
  • a description of the property (e.g., property address, parcel ID, MBLU, etc.)
  • the name, mailing address, and email for correspondence by the BAA
  • your reason for appealing the assessment (e.g., overvaluation)
  • your estimate of your property’s value as of the valuation date (e.g., October 1, 2025)

Once completed, the application will need to be signed and dated.

Obtaining proof of timely filing is recommended. One option is to have a copy of your application date-stamped by the municipality at the time of filing. For more tips on the filing process check out my colleague Ryan Schaitkin’s BAA Playbook.
