The Miami-Dade County roadway impact fees are slated to increase by approximately 23% on April 22, 2014. Developers should be aware of these increases in impact fees, as substantial cost savings can be achieved through pulling building permits by April 21, or paying the impact fee on April 21 at the current rate, despite whether the permit is ready to issue.

In 2009, Miami-Dade County adopted increased road impact fees, with the increases to take effect in phases. In order to lessen the blow of the increased fees on the development industry, the Board of county commissioners passed legislation each of the past few years, delaying implementation of the increase in fees. However, on April 22, 2014, the fees will increase from 65% to 80% of the full amount—an increase five times the October 2010 amount.

Bilzin Sumberg attorneys are currently petitioning Miami-Dade County to hold the fees, but any ordinance doing so would not be effective until after the increase. The table below illustrates the increases in roadway impact fees and how the fees affect different kinds of development projects.
